Victoria Island’s largest co-working space provider is set to expand its footprint beyond the island as it opens up its flagship mainland location in Maryland Mall, Ikeja.

Developed by Purple Capital and Network Hotels Limited, Maryland Mall is a neighbourhood mall with a gross lettable area of 7,000sqm that was opened in 2016. The 830sqm space Workstation will be occupying in Maryland Mall is on the mezzanine level of the 2nd floor, with a terrace overlooking Ikorodu Road and Sunmola Street.

The space was designed by Studio Contra Mundum, an architectural, interior and furniture design practice based in Nigeria with studios in Lagos and Abuja. It has a seated capacity of over 300 people in a mixture of meeting rooms, private offices, hot desks, booths, fixed and high desks, and will offer amenities similar to Workstation’s first facility in Victoria Island such as free internet, bar/cafe spaces, late night access and more.

We spoke with Olayinka Dosekun, the Creative Director at Studio Contra Mundum and she explained:

The design for Workstation’s upcoming location in Maryland by Studio Contra Mundum seeks to reimagine what an environment for creativity and productivity should be. We are resisting the notion of repetitive and commodified office space and instead have designed a variety of different spaces to think, work and interact with every item of furniture and lighting carefully selected or custom designed to suit the user’s needs.

Workstation Bar Beach, their first facility in Victoria Island, pictured below, officially opened in May 2017 and currently has a seated capacity of 250 people and an additional 100 seats in outdoor seating areas. The flexibility of Workstation’s plans, however, enable them to serve a customer base of a much larger quantity. The Digital Member Network is over 2,000 people strong with daily active members accounting for over 10% of this. In April 2018, 40 additional private office seats were built and they are already c. 90% occupied.

Co-working is a force that is not only popular with small businesses and start-ups, but even with established global businesses and Workstation’s tenant base, which includes Western Union, Dalberg, Endeavor and iFlix demonstrate this. Before selecting Workstation as their office in 2017, iFlix occupied space in Mulliner Tower in Ikoyi and had strongly considered Grade A office buildings during their search. As co-working gains more traction, developers and landlords will look for ways to introduce elements in their traditional commercial developments, so this marks the beginning of a trend we will be seeing much more.

On new locations, Fareed Arogundade, Founder of Workstation says:

We are planning many more in Victoria Island, Lekki, Ikoyi within Lagos, Abuja and others in emerging market cities across the world, many of which will be in unqiue locations like our upcoming space in Maryland Mall.

Olayinka Dosekun of Studio Contra Mundum adds that the vision is not just for Nigeria but the rest of the continent as the pace of innovation grows. The main contractor for Workstation Maryland Mall is Skyview Development Company and completion is slated for Q3:2018.
