Ilubirin is a mixed use development located on Lagos Island at the foot of Third Mainland Bridge that faces the Lagos Lagoon. The development’s objective is to ‘contribute to the vision of the Lagos State Government for prime residential development, leisure, recreation, and tourism’. It is sponsored by Lagos State Government – Ministry of Housing and First Investment Development Company.
In the residential blocks that will be delivered in Phase 1, there will be a mixture of 120m2 2 bedroom flats and 243.5m2 3 bedroom flats. Pricing for the units has not been disclosed however, the sponsors are marketing the development as one that will offer ‘affordable luxury’ within the mid-market housing segment.
The initial design approved by the Lagos State Ministry of Housing through Lagos Home Ownership Mortgage Scheme (Lagos HOMS) in 2014 (pictured below) was poised to deliver 1,254, 2/3 bedroom blocks of flats.
New designs that have been published clearly illustrate that things have changed. Current reports indicate that the government is seeking to collaborate with the private sector to transform the project into a mixed used hub which will create a ‘live, work, play’ environment.
Little to no construction has been done on site over the past year as the project has seemingly been placed on hold. Before construction on site came to a halt, Cyrou Builders were the main contractors for the project.
The site has great connectivity to Yaba and Surulere on the Mainland as well as Ikoyi, Marina, other areas in Lagos Island and the entire Island region. According to the developers, it will be accessible via Adeniji Adele and Third Axial Roads, with a purpose built fly-over for direct access to the development and return to Ikoyi.
