The Bureau is a 6 floor office development located on Raymond Njoku Road in South West Ikoyi, which is visible from Falomo Bridge when leaving Victoria Island. It was completed in Q1:2016.
Built on c. 1,268sqm of land, this is Orangeline’s flagship office project and they intend to partly occupy it for their new HQ. Orangeline currently maintain a portfolio of luxury residential developments within Ikoyi like Orange Place, off Okotie-Eboh Street near the Lagos Polo Club and Tiani Terraces on Banana Island. Based on the projects outlined on their website however, they are keen on breaking away from the residential sector and establishing themselves as commercial developers too. Some of their proposed projects include office and mixed use towers on Kingsway, Glover Road as well as Tiamiyu Savage in Victoria Island, where it appears workers have moved to site.
Offices in this projects were broken into suites and sold to tenants or investors. It is likely that their success with the ‘The Bureau’ project may be the determining factor for the pace on subsequent developments. If we look at one side of the spectrum for this project, there is little to no competition for prime brand new office real estate in South West Ikoyi (Awolowo Road etc) and this may attract tenants looking to move to this region or to tenants already based there who would like to relocate to better quality space in the region.
