Wuse is a prime area located in Phase 1 of FCT Abuja Municipality. It is bordered by Maitama to its northeast, Central Business District area to its South, Mabushi and Utako areas to its northwest, and Wuye district to its southwest. As a district, Wuse comprises of two main divisions known as: Wuse 1 and Wuse 2 and is further divided into seven more sub-regions ranging from 1-7.

The neighborhood is renowned for its many leisure hotels, and retail developments. Some of these include: Sheraton Hotel, Abuja, Central Park, Silverbird Mall, Barcelona Hotel, and the popular Wuse Market. 

While residential housing supply is mainly provided  by  government parastatals such as the Federal Housing Authority, there has been increased private residential developments  falling under the deluxe property type.  Some of these developments include:

Diamond Estate

Ibrahim Abacha Estate – Wuse

Nitel Housing Estate

Salatu Royal Estate.

So far, Estate Intel is tracking 860 residential (801 completed and 59 pipeline) properties in Wuse. Based on the data that we have gathered, the average rent for a 3 bed apartment is ₦3,214,286 and the same currently sells for ₦56,250,000 representing a yield of 5.96% per annum. Rents prices in the area have grown by 12.1% over the past 5 years.  As such, we believe the market direction over the next year will be neutral.
