What the Ojota-Opebi Link Bridge and Approach Roads mean for real estate

The Lagos State Government flagged off the Ojota-Opebi Link Bridge and Approach roads in January 2022, as an addition to the State’s existing road infrastructure projects. 

According to the state government, the 3.89 kilometre road will start from Ojota axis and link straight to Opebi U-turn road. This redirects traffic on Opebi U-turn road to link directly to Ikorodu road. 

This road is an addition to the other road projects that are currently under construction or rehabilitation. These include: 

  • Lekki regional road linking Freedom way through VGC to Lekki-Epe Express way
  • Ibeju-Lekki- Epe Expressway
  • Agric-Isawo road, Ikorodu
  • Ijede road, Ikorodu, and; 
  • Bola Tinubu – Igbogbo-Imota Road.

Accessibility will drive up property sales and rental prices

With a direct connection and reduced travel time expected between Ikeja and the Ikorodu road, the Ojota-Opebi road is set to increase accessibility, resulting in increased rents and land prices by developers and landlords in the surrounding areas.

On the retail end, the Ojota market is a popular market for selling chemicals in Lagos State. As a result, a link road to Opebi, which is close to the Ikeja Industrial estates, would boost retail sales. Residents would also be able to access the Ojota market in less travel time driving up retail demand. 

Increased acquisition of older developments for rehabilitation potentially leading to increased supply.

The area around Opebi is an old planned area with very little supply of bare land. With renewed developer interest, we are likely to see increased refurbishments and renovations of older buildings in order to drive up supply especially in the residential sector.
