The Institute of Workplace and Facilities Management (IWFM) sponsored by Alpha Mead Group, Nigeria Deposit Insurance Corporation (NDIC) and Triumph Facilities and Management Services, released its Nigeria Facilities Management Report for the year 2019.

The IWFM Nigeria Facility Management Report 4.0 was developed with data collected by Estate Intel – through surveys and interviews from over 200 facility managers and space occupiers. The report details the growth of the Nigerian facility management industry from the year 1965-2018, whilst analyzing the current and key market issues.

An interesting component of the Nigeria Facilities Management Report 2019 its analysis of the retail and office property sector and how much of both sectors outsource their facility management or manage internally.

The data illustrates that while outsourcing facility management is on the rise in the office property sector, the opposite is the case for the modern retail property sector. Just more than 5 years ago, a large percentage of the retail property sector outsourced its facility management. Recently, however, there’s been an almost 40% tilt towards internal facility management.

The insights aggregated in the report has prompted the Institute of Workplace and Facilities to beg the question: “Can a return in Nigeria’s retail sector be a step-back for best practice.” In its complementary article, it raises legitimate concerns on whether the recent increase in the retail sector facility sector is healthy for an industry admirably striving to meet up with global best practice.

“Like elsewhere, meeting international best practice is an ongoing focus of the Nigerian facilities management industry, but many organisations work in silos, which makes it difficult. This begs the question of whether the increase in insourcing, as more retail properties take this approach, means fewer looking to external expertise to help raise the bar, preferring instead to go it alone, using only their internal skillset.”

The report also compiles a select list of active participants in the facility management, sub-contracting, and landscaping space, amongst others.

The Facility Management Structure section of the report delves into contract types, typical services in contracts and typical performance metrics of facility managers in the Nigerian real estate space.

The Survey Results section presents the survey results from over 200 facility managers and space occupiers on their preference, performance metrics, operational costs and more. Over 70% of respondents were in management positions, with an average of 9.7 years of experience.”

The report rightly ends with a section on the future of facility management, with sub-sections itemizing technologies disrupting the facilities management industry globally and a list of trending technology adoptions in the Nigerian facilities management space.
