The Estate Intel research team conducted a comprehensive analysis of the West African real estate markets, specifically Lagos and Accra, to understand the performance of the various sectors. 


Notably, infrastructural developments have been key to the growth of land prices in both Lagos and Accra, as evidenced by the increase in value of land assets in places like Epe and Tse Addo. Additionally, the residential submarkets have been on an upward trend due to increased demand and currency depreciation which is expected to continue. However, the office market performance across both regions remains varied with Lagos registering increased rent rates while Accra’s rents remain stable. 


The shortlet market continues to be a standout performer, maintaining its status as one of the highest performing niche sectors in recent years with Cantonments and Lekki Phase 1 recording the highest growth rates.
