The White Orchid House is an entertainment and leisure center located on Adetokunbo Ademola Street in Victoria Island. It is the latest addition to the trend that has seen development interest shift from standard retail or office facilities towards leisure and experiential centers. New facilities in this segment include Rufus and Bee at The Twin Waters Entertainment Centre or The Upbeat Centre. After spending on basic fundamentals such as groceries and health etc. is completed, it is increasingly clear that consumers in markets across the world are now more inclined to spend on experiences.
The property is being developed by White Orchid House Limited with Consultants Collaborative Partnership and Charvet Construction as the Architect and Main Contractor respectively. Active site work commenced during 2018 and was completed in Q4 2019 the pace has been relatively rapid. According to the architect, it will offer:
- 5 luxury cinema screens,
- 20 key boutique hotels,
- Restaurant,
- Bars and lounges,
- Swimming pool,
- Multipurpose hall.
CCP explains that the design concept inspiration is drawn from the green environment starting from the leafy shape of the curtain wall, coupled with the intentional use of green-tinted glass and the use of wood grain imprinted Aluminum composite panels. The developers also plan to lace the interiors of the hotel and entertainment building with African elements applied in a Scandinavian-themed style.
Since our last update in June 2019, installation of the curtain wall has progressed significantly and only a few of the wood grain aluminum composite panels are outstanding. The scaffolding is currently on its way down as the focus now shifts to internal finishes.
In 2017, the Average Daily Rate for key hotels in Lagos was N47,143.08 according to data from STR and W Hospitality Group while the occupancy rate was 53%.
