Business Bay Square (BBS) Mall, Kenya’s largest shopping centre located along General Waruingi Street, Eastleigh area, Nairobi, officially opened its doors to the public, on the week ending 3rd June 2023. The shopping centre boasts an area amounting to 130,000 SQM as highlighted by media reports however we are unable to confirm this from the project team. Nonetheless it has become one of the biggest malls in East Africa. Construction of the general mixed use development project owned by Ten Commodities Wholesalers Limited, was being done in two phases, with the first phase being more than 90% complete. Construction of the second phase of the project comprising a hotel and serviced apartment towers will commence once the first phase is fully wrapped up. The project team comprises of the following:

Below is a breakdown of the shopping mall composition:

  • 3,500 shops
  • 3 Hospitals
  • 12 Banks
  • Mosque Facility (envisioned to comfortably accommodate around 1,500 persons)
  • Office Spaces
  • 32 Restaurants
  • 2,200 Parking Facilities
  • Entertainment Facilities

The opening comes at a time when Kenya’s formal retail penetration has continued to significantly remain low (less than 50%), and as such a positive impact to the sector as it expands the industry. Key to note is that various retailers such as Carrefour Supermarket, and Java House among many others have, have already opened their outlets at the exceptional shopping mall. That being said, BBS Mall joins other Grade A shopping malls in the country which include but not limited to:

 

  • Two Rivers Mall

Two Rivers Mall is a Grade A shopping mall located in Runda, along Limuru Road. It is part of the larger Two Rivers Lifestyle Center, which is a mixed use development comprising residential, commercial and hospitality developments as well. Two Rivers Mall construction began in 2013 with a project team consisting of Centum as the Developer, AVIC as the Main Contractor, Boogertman and Partners Architect Ltd as the Architect, and BChapman BDSP as the Mechanical Electrical and Plumbing (MEP) Engineer. It was launched in 2017 and currently boasts a total Gross Leasable Area of 67,000 SQM.

 

  • Garden City Mall

Garden City Mall is a Grade A shopping mall located in Ruaraka, along the Nairobi-Thika Superhighway. It was the flagship project of the greater Garden City, a mixed use development comprising residential and commercial developments. Its construction commenced in 2011 with Actis as the developer, and officially launched in September 2015. It currently has a Gross Leasable Area of 33,500 SQM.

 

  • The Hub

The Hub is a Grade A shopping mall located in the affluent Karen Estate, Nairobi. Its construction commenced in 2013, and concluded in 2016, with a project team consisting of BAA Architects, Integrated YMR Partnership as the Quantity Surveyor, and Sutherland as the MEP Engineers. It has a Gross Leasable Area of 35,064 SQM.

 

  • Village Market

The Village Market is a Grade A shopping mall located in the posh neighbourhood of Gigiri Estate, along Limuru Road. It was developed by Greenhills Investments, and Civil Engineering Design Limited as the structural engineer, and completed in 2016. It currently has a Gross Leasable Area amounting to 49,481 SQM.
