Article Summary: The Cameroon hotel market report highlights Douala's major hotel districts, with Bonanjo being the commercial hub. There are currently only three internationally branded hotels in the country, with 600 new rooms planned for completion over the next three years. High capital costs and a predominantly local ownership structure may impact development rates.

At Estate Intel, we enjoy supporting African real estate investors through data-driven analysis to ensure they make the right decisions.  We have published a report on the Cameroon Hotel Market to help potential investors, operators, and other interested parties understand the nature of the market there better.  Highlights from the report:

  • Douala, the commercial capital of Cameroon, houses major hotel districts including Bonanjo – home to administrative and commercial buildings, Bonapriso – district for diplomatic missions and high-end residential buildings, and Akwa – the commercial hub of the city.  The two international brands operating in the city are concentrated in the Bonanjo district.

  • There are currently only three internationally branded hotels in Cameroon – the Pullman, Ibis, and the Hilton Yaoundé – and there are also high-end hotels owned by local investors. The latest major addition was the Star Land Hotel, Douala, which opened in 2013.  There is only one 5-star hotel in the country – Hilton Yaoundé.

  • There are at least 600 branded rooms in the development pipeline that are planned to come into supply over the next 3 years.  These projects are all located in Douala, however, we foresee low completion rates due to various factors, such as high capital costs.

  • Hotels in Cameroon are predominantly owned by a combination of HNIs, family businesses, and government agencies.
