The development pipeline for commercial real estate in Lagos has been in and out of multiple cycles within the past few years. Given the unstable economy in recent years, this does not come as a surprise.
Despite the volatility, 2021 marked an important shift and a return to relative bullish development activity, especially in new sectors of interest. After adjusting for relevant biases, we noted a 19% increase in the total number of projects under construction that we were tracking, relative to the year before. Even though the retail pipeline has dried up and the desire to develop ultra-prime office developments has reduced, a rich pipeline in the residential, smaller office, and healthcare sub-sectors still exists.
