For decades, Lagos’ prominent office market has been concentrated in Ikoyi, Victoria Island, Lekki Phase 1, Ikeja, and Lagos Island, which together account for over 1,079,437 sqm of office space. These districts have served as the city’s central business hubs, hosting multinational corporations, financial institutions, and professional service firms. Now, we see a growing attention towards the Lekki Free Trade Zone corridor, where large-scale industrial and logistics activities are dominant.
The Lekki Free Trade Zone represents one of Nigeria’s ambitious economic development initiatives, spanning across 16,500 hectares of land along Ibeju Lekki and Epe, and is set to become Lagos’ next industrial hub. The Lekki Free Trade Zone currently comprises the Lekki Free Zone, Alaro City, Dangote Free Zone, and Lagos Free Zone.
Why is Lekki Free Trade Zone Gaining Office Market Attention?
The presence of the Lekki Deep Sea Port, industrial facilities, and the Dangote Refinery sets the stage for corporate offices, support services, and administrative headquarters. Companies operating within and around the Free Zone may require proximity to office spaces that support operational efficiency.
Currently, office demand is linked less to corporate headquarters and more to supporting logistics companies, industrial factories, and service firms located nearby to serve industrial clients. As industrial clustering deepens, complementary professional services (finance, legal, consultancy) will start to emerge within the zone.
Office Developments in the Lekki Freezones.
Estate Intel has recently noticed an increase in the development of office spaces within the Free Trade Zone. Estate Intel’s data shows that approximately 23,182 sqm of office space has been completed, while more than 45,100 sqm remains in the development pipeline. Many of these projects are integrated within mixed-use environments, enabling strong synergy between workspaces, residential areas, and retail services to support residents.
The Shamballa development and Lekton Towers are currently in the pipeline, while Commercial Development in LFTZ and Irele Tower has recently been completed. Below are the latest office developments within the Lekki Free Zone, along with brief descriptions of each.
Shamballa, Alaro City
One development that reflects this shift is the proposed Shamballa development by HIKO DUE, located within Alaro City, with The Building Practice serving as architect. Shamballa is an upcoming Grade A+ office development strategically positioned along the Main Boulevard of Alaro City in the Lekki Free Zone, Lagos. The project comprises approximately 39,500 sqm of gross lettable office space, including 5,500 sqm of conference, seminar and meeting room spaces and over 5,000 sqm of lettable bar, café, kitchen, and restaurant seating space, within a total gross built area of about 120,000 sqm with ample parking space that will accommodate over 1,100 cars. The Shamballa development currently accounts for the largest share of the total project pipeline within the Lekki Free Zone.
The sixteen-storey development will feature 3.2-metre finished floor-to-ceiling heights, raised floors, suspended ceilings, and modular planning grids designed to support flexible and adaptable layouts. It is also positioned to become LEED Platinum–certified with net zero operations, integrating technology with contemporary architecture and sustainable design principles.
This development is designed to support businesses operating within the corridor and positioned to serve a range of occupiers, from corporate offices and service providers to finance, technology, start-up, and premium white-collar firms.

Irele Tower, Lagos Free Zone
Irele Tower is a recently completed Grade B+ mixed-use development comprising office and retail spaces, within the Lagos Free Zone. This project is part of the wider Lagos Free Zone ecosystem, which aims to support business expansion, manufacturing, logistics, and global trade by leveraging its proximity to critical infrastructure such as the Lekki Deep Sea Port.
The development offers approximately 8,500 sqm of Gross Leasable Area and has been awarded EDGE Buildings certification by Sintali. Irele Tower will feature a range of amenities, including CCTV surveillance, a rooftop cafeteria, access control systems, retail spaces, and additional modern facilities.

Lekton Towers, Alaro City
Lekton Towers is a proposed mixed-use development in Alaro City, comprising office, residential, and retail components, with an estimated Gross Leasable Area of approximately 5,600 sqm. Further details about the project remain undisclosed at this time.

Office Development, Lekki Free Trade Zone
This office development in the Lekki Free Trade Zone, by Lekki Freezone Development Company, offers 10,013sqm of office and retail space. This project was completed in Q4 2025.

Overall, developers are positioning themselves in the Lekki Free Trade Zone in anticipation of increased demand in the coming years. The early delivery of office infrastructure sends a clear signal to manufacturers and regional distribution operators that the zone is maturing into a comprehensive business ecosystem, one capable of supporting not only production activities but also full corporate and operational headquarters functions.
