360 degrees (formerly known as Fourscore Heights) is a multi residential development located on Gerrard Road, Ikoyi, Lagos by Fourscore Homes Limited. The building comprises 3 towers of varying heights, where the highest was up to 17 floors. It is located on Gerrard Road, in the heart of Ikoyi, Lagos. It was developed by Fourscore Limited and we started tracking construction activity in 2019. Completion was slated for 2022, however, the project was placed on hold.
Gerrard Road is one of the most expensive roads in Ikoyi city and is close to many other popular roads in the same area including: Bourdillon Road, Alexander Road, amongst others. This location has notable developers carrying out several luxury and ultra-luxury developments, some of which include: No. 4 Bourdillon by Kaizen Properties , The Signature Apartments by Deluxe Residences, Cuddle by Cadwell, The Vantage Bourdillon by Deluxe Residences Skyvilla by Grenadines Homes , amongst many others. The location of 360 degrees development also makes it accessible to other prime areas in Lagos like Victoria Island and Lekki Phase 1 area.
FourScore Homes Limited is owned by an internationally trained property developer, Femi Osibona who has also been involved in the development of projects in other countries. 360 degrees comprises two 15-storeys towers and one 21-storeys tower with 39 units of 400sqm maisonettes on 3 floors, 600sqm - 800sqm penthouses, and 400 sqm 4 bedroom flats. Prices of these apartments as at the beginning of the project started from US $900000 dollars, however the starting price is currently at US $1.2 million dollars to US $1.53 billion before the collapse.
The main contractor and Project manager of this development is also Fourscore Homes Limited while the Structural engineer at the beginning of the project was Prowess Engineering Limited, while the MEP Engineer of the Project was Dedge Global Services. However in February 2020, Prowess Engineering Limited withdrew their Structural Consultancy Services from the project works because according to their words: “we no longer share the same vision with you as our client in terms of how the project is being executed”.
On Monday, November 1st, 2021, the 21 storey tower collapsed, where several were trapped inside. Currently, there have been recorded deaths as well as injured victims.
