Five years ago, Estate Intel spotlighted 10 major real estate projects that had remained under construction for at least 5 years. Now, more than a decade since some of these developments broke ground, four developments have finally reached completion, yet six are still ongoing.
The completed projects took an average of 7 years to deliver, while the ongoing projects have remained in the pipeline for an average of 11 years.
In this follow-up, we take a closer look at these projects, the progress made, and some of the developments that have been put on hold.


- Lagos Marriott Hotel, Ikeja
The Marriott Hotel is a 251-key, seven-story upscale development located on Oba Aladejobi Street in Ikeja GRA. Developed by the SIFAX Group with Dori Construction and Engineering as the main contractor. The full-service hotel features a lobby with retail outlets, a ballroom, an executive lounge, seminar and boardrooms, speciality restaurants, and a rooftop club and bar. Leisure amenities include a spa, gym, fitness center, and an outdoor swimming pool with a deck area.
- Commencement Date: 2014
- Time under construction: 7 years
- Completion Year: 2021

- Art Hotel
The Art Hotel is a hospitality development located on Yesufu Abiodun Oniru Way, Oniru, Lagos, and developed by Dreamspaces Development and Dutum Construction Company as the main contractor. The six-story hotel development features 46 guest rooms and includes amenities such as a gymnasium, meeting rooms, and a swimming pool.
- Commencement Date: 2015
- Time under construction: 7 years
- Completion Year: 2022

- Federal Inland Revenue Services (FIRS) HQ
FIRS HQ is a Grade A office development by the Federal Inland Revenue Services and China Civil Engineering Construction Corporation Nigeria Limited as the main contractor. It is located on Kur Mohammed Avenue, in the Central Business District of FCT. Construction commenced in 2015, and it is currently nearing completion. When complete, it will be home to the newly established Nigeria Revenue Service.

- Estimated Completion Year: 2026

- Trinity Tower
Trinity Tower is a mixed-use development project on Chief Yesuf Abiodun Oniru Way, Oniru, by the Redeemed Christian Church of God with Charvet Construction as its main contractor. The fourteen-storey development comprises three co-joined towers and offers a wide array of mixed-use elements, including a worship center, a shopping center, a wellness center, a medical center, two cinema halls, a 5,000-seater concert hall, an office complex, restaurants, and banking halls. Other facilities include: a helipad, a gymnasium, a rooftop swimming pool, and a multi-level car park taking up to 670 cars.

- Completion Year: 2023

- Belmonte Prive
Belmonte Prive is an ultra-luxury residential development located on 40 Bourdillon Road, Ikoyi, Lagos. It was being built by Kuber Developers Limited, who are also acting as the Main Contractor and Project Manager. This 20-floor luxury development features 41 units of a mix of apartments, duplexes, and penthouses. The sizes of these apartments range between 522 sqm and 534 sqm, duplexes – 483 sqm and 687 sqm, and the penthouses span an area of 1,021 sqm.

- Time under construction: 6 years
- Completion Year: 2022

- Pullman Hotel, Ikoyi
The Pullman Hotel, previously referred to as the Onitolo Hotel development in our previous article, is a hospitality project located on Ojora Road, off Onitolo Road in Ikoyi. It is being developed by Tom Hawksworth Nigeria Limited, with B-Vita Construction no longer serving as the main contractor. However, this project has been placed on hold.

- Oasis Center
Oasis Center (Ikeja) is a mixed-use development located on Mobolaji Bank Anthony Way, Ikeja, Lagos. The development is jointly owned by Mall D’ Oasis Shopping Centre Limited and The Nigeria Police Cooperative Multipurpose Society Ltd (POLCOOP). This development will feature 6,010 sqm of retail space, 1,000 sqm of office space, and over 200 hotel keys when complete. The retail and hospitality development, which commenced in 2015, is approaching completion.

- Emerald Grand Hotel
Overground construction for the Emerald Grand Hotel project, located on BIS Way, Oniru, began in January 2014. The Emerald Grand Hotel & Spa was an opportunity for Carlson Rezidor (now The Radisson Group) to introduce its Quorvus Collection brand in Africa.
The Quorvus Collection, however, has now been renamed the Radisson Collection, and this project is not displayed as a pipeline project on The Radisson Group’s website.
The 244-key hotel development is being developed by Emerald Continental Services Ltd, a subsidiary of ENL Consortium Ltd.

- NDIC Head Office
The Nigeria Deposit Insurance Corporation (NDIC) is developing a fourteen-floor high-rise office complex on Glover Road in Ikoyi to serve as its new headquarters, with Sageto Limited serving as the main contractor. The new office development plans to reduce energy demand through the use of an efficient sun shading system.

- Time under construction: 9 years
- Estimated Completion Year: 2027

- Ramada Plaza Business Hotel
The project, named the Ramada Plaza Business Hotel, is a hospitality development located in Ikota, along the Lekki-Epe Expressway. In 2011, the project was awarded to ITB Nigeria as the main contractor, and in December 2013, the hospitality division of Kunech Investments signed a franchise agreement with Wyndham Hotel Group for the hotel project. The hotel comprises a nine-story complex with a gross floor area of 15,700m² and over 170 rooms, featuring nine food, beverage, and entertainment outlets. The project has since been put on hold.
- Commencement Date: 2011
- Time under construction: 14 years

However, a few recent developments stand out as examples of efficient and timely project delivery. Notably, Sunshine Plaza in Victoria Island was completed in less than 2 years by the Ondo State Investment Promotion Agency (OSIPA), with Prestigious Homes Limited serving as the main contractor, and AerobellTowers, a recently completed Grade B office development in Victoria Island, was delivered in less than 2 years by Aerobell Properties Limited.
