Introduction

In Estate Intel’s previous article, we highlighted Nairobi’s top most sought-after prime residential areas, based on monthly site views, preferences, and leads. Westlands emerged as the most sought-after, followed by Lavington, Karen, Kilimani, and Kileleshwa, respectively, among other prime areas, with the key occupiers being a mix of upper-middle-income, and high net-worth natives and expatriates. 

As such, these neighbourhoods host Nairobi’s most expensive high-rise and low-rise residential buildings, with their attraction underpinned by sufficient infrastructure networks, ample prime amenities, and proximity to the city centre. These neighbourhoods  also host various international organisations such as the Big Four, government offices, and nearly all the international embassies, making them popular.

While the above map depicts the sample affluent areas, each is popular with specific types of buildings concentrated in them. We categorise these into:

• Prime high-density residential areas: Westlands, Riverside, Lavington, Kileleshwa, Kilimani, Parklands, Loresho, and Upper Hill, among others. 
• Prime low-density residential areas: Muthaiga, Runda, Karen, Gigiri, Lower Kabete, Kitisuru, and Rosslyn, among others. 

This however does not mean that both areas do not have the other building categories, as the breakdown is based on prominence.

Rumaisa Residency is an award-winning luxury residential project on Riverside Drive, Riverside. It was developed by Globe Developers Limited and features 66-3&4 bedroom apartments with a panoramic city view.

Key amenities: Three infinity pools complete with pool bars, kids play area, a rooftop garden with a heated outdoor pool, a sauna, a steam room, a gym, four jacuzzis, lifts, CCTvs, and many more.

• The Colosseum Residences, Parklands

The Colosseum Residences is a luxury residential building located on City Park Drive, in Nairobi’s Parklands area. The project was constructed by Elegant Properties, Kenya, and completed in 2023. The residence features 178 units divided into 2,3,&4 bedroom typologies.

Key amenities: Heated infinity swimming pool, a multipurpose entertainment hall with barbeque areas, a dedicated children’s play area, basement parking, elevators, a rooftop jogging track, manicured gardens and lawns, a fully equipped gym, and many more.

• Enaki Residences, Nyari

Enaki Residences are part of the larger Enaki Town, a mixed-use development in Nyari, along Redhill Road. These luxurious apartments by Hass Consult were completed in 2021, featuring studio,1,2,3,& 4-bedroom units.

• The Altura, Upper Hill
