Top Affordable Housing Developers In Kenya (Based On The Number Of Units On ei Edition)

Since its official inception in 2017, the Affordable Housing Program (AHP) in Kenya has substantially gained traction, with several projects having been initiated and implemented by both the government and private sector developers. According to the 2023 Nairobi Metropolitan Affordable Housing report, approximately 9,000 units were completed in 2022, with approvals provided for a further 353,640 units across the country since 2017. 

Below we highlight the top developers based on the number of units tracked by Estate Intel:

 

  • National Housing Corporation (NHC)

The National Housing Corporation Kenya is the government’s main low-cost housing development agency. Estate Intel currently tracks a total of 21,650 units by NHC, with some of the projects being: NHC Athi View, Stoni Athi Waterfront City Project, NHC Kirinyaga AHP, NHC Embu AHP, and NHC Olympic View, among others.

 

  • GulfCap Africa Limited

Gulf Cap Africa Limited is an affordable housing developer headquartered in Nairobi’s Kilimani District. It is currently developing the Starehe Point Affordable Housing Project comprising 6,704 units in Nairobi.

 

  • Erdemann Property Limited

Erdermann Limited is an affordable housing developer headquartered in Nairobi’s City Centre. It currently has two affordable housing projects comprising 6,125 units in its portfolio. These include the ongoing River Estate project in Ngara, and the Great Wall Project in Athi River. Notably, the Great Wall project is being constructed in stages, with phases 1- 4 having been completed, while the construction of phase 5 is currently ongoing.

 

  • Tsavo Real Estate

Tsavo Real Estate is a residential property developer with headquarters in Nairobi Kenya. Estate Intel is currently tracking 3,909 units distributed across eight affordable housing projects by the developer. So far, five have been completed whereas three other projects are in the pipeline. Sample affordable housing projects by the developer include 90 Degrees in Embakasi, Tsavo Fedha, Tsavo Step Up in Riruta, Royal Suburbs in Roysambu, and Coral Bells located in Thindigua.

 

  • Tecnofin Kenya Limited

Tecnofin Kenya Limited is a property development company located in Nairobi. As a strategic partner for the Affordable Housing Program under the State Department for Housing and Urban Development, Tecnofin is currently developing the Pangani Housing Project which is nearing completion. The other project by the developer includes the Kitui Affordable Housing Project, bringing the total number of units under its portfolio to 3,562

 

  • Kings Developers

Kings Developers Limited (KDL) is a Kenyan Real Estate Developer specializing in residential, retail, office, hospitality, and mixed-use developments. Estate Intel is currently tracking 30 projects by KDL, with four being affordable housing developments comprising 3,364 units. The affordable projects include: Kings Boma Estate in Ruiru, Kings Orchid in Thika, Kings Sapphire in Nakuru, and Kings Serenity in Rongai.
