The Juliana is a residential project by Dave Kubak Construction Limited located in Ilasan, Lekki. It is a 3-floor development made up of 12 units of two-bedroom flats. Juliana is a name with Latin origins meaning “youthful”, and this is a not so subtle hint that the target demographic for this residential development is young professionals and young families. However, they usually cannot afford the high rental prices of Ikoyi, Victoria Island and Lekki Phase 1.

According to Dave Kubak Construction Limited – the developer, Ilasan is a perfect location for this project, because its location is relatively central and affordable. Dave Kubak Construction Limited funded the soft construction costs and also acted as the architect and main contractor of this project. The land with an area of 1,200 sqm was bought for N78,500,000, which is approximately N65,417 per square meter. This is below the average price of land in this area of N75,840 per square meter recorded in the Land Prices feature of our Web App.

The size of each unit is 120.5 sqm and they all come with a fitted kitchen and bathroom, air conditioners in the living area & bedroom and 2 parking bays per unit. An alternative power supply is provided via an inverter (2 batteries are provided per unit) and a central generator – which is expected to run for 12 hours daily.

Piling for the project commenced in September 2019 and completion is slated for July 2020. Upon completion, units will be available for purchase at N36,000,000 with periodic payments. However, off-plan purchases can be made at N30,000,000. Right now 11 units have been sold. This development provides an affordable residential option for middle-class families and individuals in close proximity to the commercial hub, as recent developments in close proximity to the city such as The Oceanna Towers, Blue Water Residences, 4 Bourdillon, and Cuddle by Cadwell have all catered to high-income groups.
