Ghana’s capital, Accra, has recently been experiencing a surge in luxury residential developments. This has been due to a rising demand from a mix of expatriates, diplomats, and affluent Ghanaians, reflecting its status as a hub for luxury living. On average, the region has realized a 25% growth of luxury properties over the last five years, with prime neighbourhoods such as Cantonments, Airport Residential, and East Legon ranking among the most sought-after areas by investors. Data from Estate Intel also indicates that there are over 2,000 luxury units in the pipeline, with 682 units expected to be delivered in 2025, 40% higher than in 2024. As such, we sought to take a closer look at those aiming to deliver luxury units in Accra, together with the top upcoming projects ranked by their sizes (number of units).
Three companies control 44% of Accra’s luxury residential pipeline
As a recap, we typically classify residential buildings into five categories: ultra-luxury, luxury, deluxe, middle-income, and affordable housing. Of the projects tracked by ei in Accra, 44% constitute luxury developments, with 40% in the pipeline. Vaal Real Estate Ghana, Libi Homes, and I2 Development control 44% of the pipeline, given that they have the highest number of upcoming units. These projects are highly concentrated in the Airport Residential Area, Cantonments, and East Legon. Below are the top ten luxury residential developers in the area, ranked by their number of pipeline units.
Harmonia Residences, The Prestige, and The Milton are some of Accra’s largest luxury residential projects in the pipeline
Here are Accra’s top upcoming luxurious apartments from Estate Intel’s projects database, ranked by their sizes(number of units):
- Harmonia Residences
Harmonia Residences is situated on Nii Nortei Nyanchi Street in the affluent Airport Residential Area of Accra. The project comprises 219 luxury units of studio, one-bedroom, two-bedroom, and three-bedroom apartments. It is being developed by Vaal Real Estate Ghana and is anticipated to be completed in Q4:2026.
Key amenities include a swimming pool, air conditioner, rooftop lounge, kids’ play area, concierge, guest parking, and many more.

- The Prestige
The Prestige is an upcoming mixed-use development on Airport Bypass Road in the Airport Residential Area of Accra. Its residential section comprises 190 luxury units of studio, one-bedroom, two-bedroom, and three-bedroom apartments & two penthouses. Additionally, it features large unit sizes ranging from 48sqm to 664sqm, similar to ultra-luxury properties, making it unique. I2 Development is developing the project, which is anticipated to be completed in 2028.

- The Milton
The Milton development is located in the Airport Residential Area on Odoi Kwao Street. It is being developed by Libi Homes Ltd. Ghana and consists of 157 luxury units of studio, one-bedroom, two-bedroom, and three-bedroom apartments, and a penthouse. The project is anticipated to be completed in 2026.
Key amenities include a swimming pool, gym, spa, concierge, and a rooftop restaurant, among others.

- The Atlas
The Atlas is an upcoming luxury project by Clifton Homes in Airport City Accra, along the Airport Bypass Road. It comprises 150 units and is anticipated to be completed in 2028.
Key amenities include a swimming pool, gym, communal gardens, a café, reception, and a roof terrace, among others.

- Floria Residence
Floria Residence is a luxury development on 5th Circular Extension in Cantonments, Accra. It is being developed by 2HB Company Limited and is expected to be completed in Q4:2025. Upon completion, it will feature 124 luxury units of studio, one-bedroom, two-bedroom, and three-bedroom apartments.

- Grand Mirage
The Grand Mirage is a luxury residential development along Agostinho Road in the Airport Residential Area of Accra. It is being developed by Yagmur Group and comprises 112 units of one-bedroom, two-bedroom, and three-bedroom apartments & penthouse. Notably, this unique features some elements of an ultra-luxury unit, such as its big unit sizes, which range from 62sqm to 715sqm. It is expected to be completed in Q4 of 2025.
Key amenities include a swimming pool, yoga & pilates center, fitness center, kids playground, garden, and a multipurpose sports court, among others.

- The Monarch
The Monarch Residences is a luxury residential development in the Airport Residential Area, Accra. It is being developed by Mobus Properties Limited, with construction having commenced in 2023. Upon completion in Q3:2025, it will feature 109 units of studio, one-bedroom, two-bedroom, and three-bedroom apartments spread over 7 floors.
Key amenities include a fully fitted gym, concierge services, underground parking, a swimming pool, a recreational area, and a conference room, among others.

- One Elm
One Elm is a luxury residential development in the Airport Residential Area, Accra. It features 91 units of studio, one-bedroom, two-bedroom, and three-bedroom apartments, duplexes, and a penthouse. It is being developed by Quao Realty.
Key amenities include a gym, concierge services, a playground, a swimming pool, a bar, and a restaurant, among others.

- Cantonments City Tower
From the name, Cantonments City Tower is located in the upscale neighbourhood of Cantonments, Accra. The development features 75 luxury units of studio, one-bedroom, two-bedroom, and three-bedroom apartments, duplexes, and a penthouse. It is being developed by GoldKey Properties and is anticipated to be completed in Q4 of 2025.
Key amenities include a swimming pool, car ports, communal and external areas, a backup water supply, and a standby generator, among others.

Overall, we expect the Accra market to continue evolving, supported by the growing interest, further spurring its growth.
